Gilbert + Tobin has advised on the $4.25 billion green loan supporting the continued development of AirTrunk’s SYD3 data centre in Western Sydney.

The financing will help fund digital infrastructure for Australia’s growing cloud and AI economy. The project is expected to drive new jobs and business opportunities. By directing contributions from margin savings to community initiatives, the facility also creates a pathway for the project to contribute to meaningful, long-term social value.

The G+T team was led by partner and Real Assets Co-Head Stuart Cormack, with support from lawyers Hannah Brellisford, Eric Saliwonczyk and Kosta Patsiotis.

Stuart Cormack commented:

It was a privilege to act for the lender syndicate on this transaction. Data centres have moved firmly into the mainstream of Australian infrastructure, and SYD3 is a good example of why. Demand driven by cloud and AI is pushing these projects to a scale where power, land, construction and capital all have to come together, and lenders are now treating them as core infrastructure assets.

Our Real Assets practice brings finance, construction, property, planning and energy expertise together in one team, which is exactly what these deals now need. This $4.25 billion green loan shows how deep the lender support is for AirTrunk and for the sector, and the margin-linked community contributions are a practical way to make sure projects like this leave something behind for the local area.
