Our Approach

Gilbert + Tobin’s Real Estate + Projects team has deep experience advising on a broad range of market-leading deals and major transactions. Our clients include national and international listed property trusts, real estate funds, private equity groups, investment banks, international investors, high net worth family offices and major property developers.

Our Real Estate + Projects services:

  • Real estate capital transactions: Our team represents institutional capital, real estate fund managers, private equity, leading national and global real estate investment groups and private wealth on the disposal and acquisitions of stabilised investment real estate in the office, industrial, retail and agricultural asset classes, including by way of both direct (asset sale) and indirect (unit sale) structures.  
  • Projects: Our team acts on the development of major real estate assets and precincts, including on project delivery agreements, joint venture agreements, co ownership arrangements agreements for lease (pre-leasing), complex sub-division, consolidation and titling matters.
  • Leasing: We advise on all aspects of major commercial, industrial and retail leases for both landlords and tenants.
  • FIRB: As part of our capital transactions expertise, our team advises on FIRB and assists our clients in obtaining FIRB approvals required for transactions.
  • Real estate diligence in significant corporate transactions: Our team works together with our leading corporate advisory team on the real estate aspects of corporate and M&A transactions including carrying out real estate diligence and drafting and negotiation of the related property transaction documents. We also act for a number of large corporate real estate owners and tenants on their national real estate portfolios. 
  • Infrastructure: We have extensive expertise in relation to large infrastructure transactions and projects.  These projects include the acquisition, disposal and development of infrastructure assets in various sectors including renewable energy projects, ports, airports, hospitals and health and education precincts.

Complementing our Real Estate + Projects team, our Environment, Planning + Climate Change team advises clients in relation to planning and environmental law issues to advise our clients on their projects and commercial objectives.

  • Iris Capital on the acquisition of a portfolio of 17 ibis hotels from AccorInvest, the acquisition being the largest hotel deal in 2020.
  • Tilt Renewables on property aspects of its $1.73 billion (enterprise value) sale of the Snowtown 2 Wind Farm, SA.
  • Altis and Frasers Property on its corporate and real estate joint venture in relation to the $1 billion acquisition and development of industrial assets at the Mamre Road Precinct in Western Sydney.
  • David Jones on the sale and leaseback of their menswear store at 299 Bourke Street Mall in Melbourne, Victoria.
  • GrainCorp Limited in respect of the property aspects of the $350 million disposal of the Liquids Terminals business and on its $3.3 billion de-merger.
  • Aqualand in relation to the $250 million on-market bid process for the sale of its CSIRO complex in Sydney.
  • Norsk Hydro Group on the staged sale of the Kurri Kurri Aluminium Smelter (NSW) to a joint venture of local property and residential land developers Stevens Group and McCloy Group.
  • AEW on the establishment and the operation of its new core-fund, AEW Asia Pacific Real Estate Fund, in Australia and on the funds’ first $145 million global asset acquisition of the Macquarie Innovation Centre at 2 Banfield Road, Macquarie Park.
  • GIC on the acquisition of an interest in Wynyard Place development and the acquisition of an interest in 100 Walker Street, Sydney, NSW.
  • Westpac on the sale of its offsite ATM portfolio, Australia-wide.
  • Futuro on establishment of a real estate joint venture with Baring Private Equity Asia and Singaporean listed SLB, for the $206 million acquisition of the RMIT building at 235 Bourke Street, Melbourne.
  • Asahi on the development of distribution centre premises in Wulkuraka, Qld.
  • Hines Australia on its $500 million Australian commercial office platform.
  • Lendlease in respect of leasing at Towers 2 and 3, International Towers, Barangaroo, Sydney.
  • Aware Super on the $611 million development and leasing of its first class, major industrial and logistics centre in Western Sydney, First Estate Industrial Centre.
  • Viva Energy in relation to the creation of a REIT holding over 430 service station properties including the sale and concurrent leaseback documentation and portfolio master agreement.
